Simply enter your details along with your property requirements to our property alert service which can be found on our website and you'll be emailed as soon as a property meeting your criteria is listed. This helps give you a jump on the market and saves considerable time.

Create a Wish List

Your needs will influence where and what you end up renting. Therefore it is a good idea to start with a list outlining the attributes you most desire in a property such as location, size, number of bedrooms, or parking. Bear in mind that you might need to compromise on some of your wishes.

Application Process

  • Download the Tenancy Application Form from our website
  • Each applicant is required to complete an application form. (Note that anyone of the age 18 years upwards is required to complete an application form)
  • Send us your completed application form along with as many supporting documents as possible
  • All applications are processed as soon as all the required documents are received
  • You will be generally notified within 24 hours advising the landlords decision if you have been successful or not
  • Upon approval a deposit equivalent to 1 week's rent must be paid by the applicant within 24 hours of approval to reserve the property while the lease is prepared (note that this deposit goes towards the first week's rent)
  • Payment for the full rental bond & balance of the first rental payment must be made prior to the lease commencement date
  • The lease must be signed by all the lease holders on or before the lease commencement date


The only people approved by the owner and listed on the Residential Tenancy Agreement are allowed to reside in the property permanently. If a new tenant wishes to replace an existing tenant etc, our office must be informed in order to approve the new applicant and complete the appropriate tenancy paperwork.

Moving In Process

  • Keys to the property will be issued once all monies are paid in full i.e. rental bond and rent in advance is received, the lease has been signed by all parties and the lease start date has commenced. Under no circumstances will keys be issued prior to the lease commencement date
  • If applicable make sure that you advise the building manager in advance of your move date so they can arrange padding of lifts, parking arrangements for your removalist etc
  • Make sure that you have connected your electricity, gas, water, phone, internet, pay TV etc. (Please note that the connection & disconnection of these services is the sole responsibility of the tenant)
  • Please be aware that the landlord's or strata property insurance does not cover any tenant's belongings and it is in your interest to obtain a contents insurance policy in case of damage or theft
  • You will receive a copy of the Condition Report which outlines the cleanliness & condition of the property – this must checked & signed off by the tenant and be returned within 7 days from the lease commencement

Moving Out Process

  • Download the appropriate Vacating Notice Form from our website
  • All lease holders must sign this form & return a copy to our office to be validated
  • Notice will be taken from the day this form is submitted
  • You will be sent a confirmation letter detailing the intended vacating date, amount of rent owing until the vacate date, cleaning procedure & final outgoing inspection process to finalise the rental bond
  • All cleaning must be completed before close of business on your nominated move out date
  • All keys must be returned before close of business on your nominated move out date. (Note rent is payable until all keys/swipes/remotes etc are returned)
  • Once the final inspection has been conducted you will be given a Bond Claim Form to sign which will specify if a claim is required on the bond or not. Once the form has been signed by both parties this will be sent off to the Rental Bond Board for bond disbursement

Maintenance Request

  • Please report all repairs and maintenance requests in writing. This may be done via our website, email or drop into our office to complete a repair advice form
  • If it is an emergency then please phone our office along with a follow up email or fax
  • We will then contact the landlord or strata managers immediately depending on the issue to approve the repairs
  • Once approval has been obtained we will send a work order for the maintenance to be addressed as per the landlords or strata managers instructions
  • Please inform us immediately if any further attention is required

Excess Water Charges

If applicable in your Tenancy Agreement, you will be responsible for payment of excess water usage at the property. (This is generally only applicable to houses & townhouses)

Picture Hooks

Do not use hooks, Blu-Tack or sticky hooks to hang or place pictures on the walls as removal of these items usually causes damage to the walls. If no picture hooks are present in the premises please contact us in writing along with a diagram of the intended location so we can seek approval from the landlord.


You are responsible for the lawns and gardens unless specified beforehand. This means watering, weeding, trimming and mowing. Seek advice from your property manager before removing any plants or pruning large bushes/trees.

Routine Inspections

We carry out routine inspections for all properties we manage, and will advise you in writing prior to arrange suitable access. This is always a good opportunity to point out any maintenance problems or other concerns you may have. If you are not present, we will access the property with our spare keys.


We usually have a spare set of keys in the office. Should you have lost your keys or have locked yourself out you may collect our set during office hours. If you are locked out after our normal office hours you will have to contact a locksmith at your own expense. If you decide to change the locks at any stage during the tenancy we require to be provided with a new set for our office.
